The continuing crisis of unmet affordable housing need in virtually every East Bay city is unquestionable. The economic recession only exacerbates the constrained resources to address the problem. But solutions to affordable housing are not just about money-solutions are also born out through creative planning and land use tools and strategic policy work and partnerships. With California's landmark climate change legislation, AB32 and SB375, smart growth advocacy is gaining ground. If done right, these new policies could help create models for sustainable and equitable communities. Conversely, "smart growth" and greenhouse gas reductions could fail if the problem of housing affordability is not part of the formula. How can we harness the opportunity of this climate change and smart growth momentum to address the affordable housing crisis, even during times of economic crisis? Join us for a provocative discussion with a distinguished panel that brings a range of perspectives to this question.

Malo Hutson, Assistant Professor of City and Regional Planning, UC Berkeley
